What We Noticed

Three gaps between the NNN Invest story and the funnel that tells it.

Joel has a 20+ year specialist story, a proprietary off-market database, and a true two-door structure (direct + syndicated). None of that is being expressed through a dedicated accredited-investor acquisition funnel yet.

No single-intent landing page.

Paid traffic sent to the homepage lands on a general brochure, not a focused briefing. Accredited investors need one page that qualifies them, explains the two structures, and books a call — nothing else.

Paid creative is not running.

The brand carries the podcast and LinkedIn well, but there is no static ad inventory positioning the 7%+ cap, the off-market pipeline, or the 1031 exchange angle into paid feeds.

The VSL is absent.

Joel is the face of the business. A 5-minute first-person VSL is the cheapest way to move a cold accredited prospect from click to call, and it is not on the site yet.

Specialist Hook
